New Hill Opportunity
The town of New Hill as people know it today will soon be history.
I 540 Interchange on US 64, Old US 1, New US 1, and Holly Springs BYPASS. NC US 1 below New Hill and NC 75 will be converted to four lanes from I 40 (Southpointe Mall) to New US 1.
Having worked in the Apex area, including New Hill, for the last 25 years we have encountered many problems and significant changes.
First was the construction of the Shearon Harris Nuclear Power plant, now owned by Progress Energy. Most people did not want to live within 5 miles of the facility. However, today there are many upscale homes and 10-100 acre horse farms in the area. Over the years land has appreciated from an average of $1,000/acre to today prices of $25,000/acre.
Now residents of New Hill are fighting the future location of the regional wastewater plant for Cary, Apex, Morrisville and Holly Springs. Residents feel like the Town of Cary is forcing this on them, when it's actually the State of North Carolina. Additionally, these same towns have been pulling drinking water out of the Cape Fear basin and discharging it back into the Neuse River basin. The State has given the towns until 2010 to begin returning water to the Cape Fear Basin. These changes are fueling major growth for real estate developers and, as a result, New Hill will be the location of major sprawl and commercial growth.
What makes New Hill so attractive to residents, developers, builders and commerce is it's convenient location. It's a prime location for residents commuting to Raleigh or Research Triangle Park. There's some really beautiful land choices and it's become ideal for the shear convenience of shorter commutes. With New Hill between the future I-540 loop, US 1, US 64, NC 751 connecting to I-40 and being only minutes from Jordan Lake this wonderful town will fast become Wake County's hot commodity.
Also by the year 2010 the Western Loop of I-540 will be under construction within 5 miles of New Hill. However, as has always been the case, those waiting to purchase will have to contend with steep prices due to increased demand. The fact is, now is the time to buy.
In a nutshell, massive growth of all kinds is inevitable.
